Title: Engine Rebuild?

So I was getting ready to do my timing chain after I pulled the rocker cover and saw the sad shape of my cam sprockets :(. I decided to do a compression and leakdown check on the engine just to be safe. The compression seemed fine (around 140 average) but the CLT showed 30%+ leakage on all cylinders except #4 which was at about 20%.
I'm thinking since I was about to do the chain I might as well just throw new rings in and whatever else is standard for a relatively inexpensive rebuild. Just wanted some advice before I dive into an expensive job.
